Global building materials company Etex Group is driving innovation in the construction industry by launching a new brand focused on offsite construction.

The trend towards greater offsite production has prompted Etex Group to leverage its existing offsite construction companies to create a comprehensive, full-service business to meet customer demand and drive performance.

The new brand – called Remagin – brings together the collective capabilities of three existing businesses, Leeds-based Sigmat, County Durham-based EOS and Horizon, operating from Ireland.

The new commercial branding is part of a broader growth strategy which will see the turnover of the combined companies across the UK and Ireland more than double between now and 2030 – with significant employment opportunities in various roles for local people.

By combining their design and engineering expertise, testing and certification capacity, along with manufacturing and installation know-how, the new brand will offer industry leading, lightweight, factory-assembled panels and associated services, all based on sustainable, light gauge steel framing (LGSF).

Remagin’s integrated building systems offer an end-to-end project solution, and means the company is well placed to accelerate the scale and impact of offsite construction.

EOS Framing aims to inspire housebuilders to develop homes that are safe and sustainable and, in the last decade, has transitioned from a component supplier to a panelised light steel systems manufacturer that can also incorporate factory fitted insulation and windows.

At a time when energy prices are at an all-time high and the cost-of-living crisis continues to have an impact, developing highly airtight homes is both good for the environment and helps hard pressed families to reduce ongoing energy bills.

By taking the construction of the building structure offsite, on-site waste is virtually eliminated compared to industry norms in excess of 10%. Using Design for Manufacture and Assembly (DfMA) protocols integrated with Building Information Modelling (BIM), light steel frame systems are digitally designed and tested to optimise material use and create highly airtight structures.

Findings from studies such as the Post Occupancy Review of Buildings and their Engineering (PROBE) reveal that energy consumption in buildings is often as much as twice that predicted at the design stage. Performance data reveals EOS’ panelised light steel systems create highly airtight structures, reducing in-use energy requirements and carbon emissions for the lifetime of the building.

Offering the best strength-to-weight ratio improves efficiencies. EOS’ systems provide a lightweight but robust response to complex buildings where additional structural integrity may be required. Lighter structures not only reduce material consumption but also concrete in the ground. As well as reducing environmental impact, this means that foundation loads and sizes can be reduced by over 70% relative to concrete and block-work construction.

To demonstrate EOS take their responsibility towards the environment seriously, the light steel specialist has been awarded an Environmental Product Declaration (EPD). The scope of this EPD is cradle-to-gate which includes a comprehensive lifecycle assessment. This assessment considers the extraction of raw materials, the manufacturing process, distribution and its end-of-life value. The systems designed and manufactured by EOS currently use steel that is made from 59% recycled content and are 100% recyclable. This EPD is an important validation tool which provides transparent data and helps residential developers make informed decisions to achieve net zero goals.

A challenging project, the Ram Quarter is now injecting new life into old industrial units on the site of the former Young’s Brewery where beer has been brewed since 1581. From steel framing infill for new medium to high-rise apartments to bespoke loadbearing systems creating internal pods within the listed brewery house, EOS worked in close collaboration to meet the precise project requirements. After receiving Royal Assent in April 2022, the Building Safety Act covers a raft of changes for housebuilders and developers to integrate into project development. EOS explains how its systems respond to the new regulations.

It is claimed to be the biggest change in building safety for over 40 years. Among the many changes are a new system of accountability for safety in projects, a construction products regulator, and a refreshed regulatory framework.

The overhaul of regulations will require building owners to demonstrate safety at each of three new ‘gateways’ for planning/design, construction and occupation. Compliance will be monitored by the newly established Building Safety Regulator, with significant powers to demand documents and stop works, and a new National Regulator for Construction Products, with power to remove dangerous products from the market.

Research and perspective interviews with sector experts have equipped EOS and Etex Group partners with a deep understanding of the challenges faced by housing specifiers with a lack of test data seen as a major concern in achieving building safety.

Ensuring robust and predictable performance
The light steel systems designed and manufactured by EOS fully comply with the requirements of Building Regulations and leading warranty providers. Steel is non-combustible and does not add to the fire load of a building therefore the risk of fire during construction and when in use is reduced. According to a poll of the industry undertaken by the NHBC last year, fewer than three in 10 housebuilders expect to use timber frames.

The performances of EOS light steel systems are determined as a result of testing to BS EN 1365-1 for walls and BS EN 1365-2 for floors. Systems are tested and evaluated to provide for a safe ‘worst case’ performance. Loads applied during testing are selected to simulate representative stresses in accordance with the test standard.

From early design and engineering advice to simplifying specification and procurement, products, processes and their whole business philosophy show that as a manufacturer, EOS take their responsibilities extremely seriously. At the heart of this is rigorous testing and a systems approach to their light steel solutions.

Etex Group have three Innovation and Technology Centres where the company has its own fire, acoustic, mechanical, structural and thermal testing facilities, equipment and laboratories. Annually they conduct over 500 tests in Europe alone. Etex also fully support and endorse third party certification such as BBA, BRE Global, Certifire and EOS has also recently gained EPD and BOPAS Accreditation. Etex work closely with certification bodies to jointly develop and design technical solutions.
Mitigating risks
Current regulations typically deal with individual products and how they perform in laboratory tests. However, EOS believe material providers should have full-scale testing regimes that study the performance of products working together to see how they interact in ‘real’ circumstances, like under fire conditions or when exposed to wind and rain.

When walling and flooring systems are built entirely with Etex components and materials in line with their latest standards, after a validation process— Etex award Pre-Assembled Frames (PAF), Thrubuild® and Thruwall® systems with a 30-year manufacturer’s warranty. This approach mitigates risk because these integrated solutions have been tested as complete systems and assessed for compliance with the latest regulations and standards, to ensure reliable performance.

Ground-breaking reforms
The Building Safety Act makes ground-breaking reforms to give residents and homeowners more rights, powers, and protections – so homes across the country are safer. Many of the detailed provisions in the Act will be implemented over the next two years through a programme of secondary legislation.

Coming in the wake of the Hackitt review, and receiving Royal Assent in April 2022, the Building Safety Act covers a raft of changes for housebuilders and developers. Effective Testing Regimes

In her report ‘Building a Safer Future’, Dame Judith Hackitt recommends: “More effective testing regimes with clearer labelling and product traceability, in order to drive continuous improvement, higher performance and encourage innovative product and system design under better quality control.”

Disparate supply chains result in components being offered by a multitude of manufacturers, it is therefore down to the specifier to assess if the chosen materials will meet with required performance and safety standards. A lack of test evidence and performance data can make this an onerous task. This uncertainty also extends to the costs involved, the speed of build and the quality of the final outcome.

Following on from the announcement that EOS Framing has reached the finals of the Construction News Specialists Awards and has an unprecedented seven entries shortlisted in the Offsite Awards, the leading steel framing innovators have reported that the company has been awarded Buildoffsite Property Assurance Scheme (BOPAS) Accreditation.

BOPAS Accreditation is recognised by principal mortgage lenders as providing the necessary assurance underpinned by a warranty provision that the property will be readily mortgageable for at least 60 years.

 Why is this important?

For funders and lenders BOPAS provides assurances that EOS Framing’s light steel systems are fit for purpose and eliminates the uncertainty surrounding the construction for valuation purposes. It also removes the risk for developers of mortgages being declined on construction grounds and improves business opportunities for EOS as a manufacturer of offsite systems. BOPAS demonstrates to funders, lenders, valuers and purchasers that homes built from non-traditional methods will be durable, delivered to high quality standards and stand the test of time.

We have some excellent news to share. The team here at EOS are celebrating after reaching the finals of the prestigious Construction News Specialists Awards with two entries shortlisted in the Envelope Specialist of the Year category.

Under the banner of ‘Taking a Safety-First System Approach to Building Envelopes’ – our collective entry for our Thrubuild®, Thruwall® and Pre-Assembled Frames (PAF) unitised solutions join three other high-profile finalists.

Our second submission to reach the finals – ‘Pre-Assembled Frames Eliminating Risk in External Envelopes’ – focuses on our latest ground-breaking non-loadbearing infill solution. Delivering crucial cost and time benefits making programme savings of up to 30%, our Pre-Assembled Frames (PAF) are custom designed for steel or concrete mainframes.

As light steel frame innovators we have invested in research to bring a new systems approach to the offsite sector. A lack of test evidence and performance data creates challenges for specifiers having to achieve precise safety and performance requirements. Steve Thompson Managing Director for light steel frame specialists, EOS Framing – discusses reducing the fire load of residential buildings.

A key advantage of light steel frame is fire performance. The amount of combustible material in a light steel framed building is much lower, therefore the risk of fire during construction and when occupied is vastly reduced. Steel is non-combustible and does not add to the fire load of a building – reducing the ‘fuel for the fire’ and limiting risk of damage and injury.

Making the Building Process Inherently Safer

EOS as part of Etex are continually looking at ways to make the building process not only inherently safer but also to offer performance assurances to architects, housebuilders and specifiers to ensure they can provide sufficient levels of protection to occupants.

Fire protection for light steel framing is typically provided by the use of non-combustible boards for internal linings and fire protection systems such as those manufactured by our Etex Group partners –Promat and FSi. These passive fire protection specialists develop and manufacture a full range of built-in fire systems to safeguard both infrastructure and assets.

Rigorously Tested and Certified

Developed together with our Etex Group partners, Siniat, a leading expert in plasterboard and drylining systems, together with Promat and FSi – our loadbearing and non-loadbearing walling and flooring systems combine the technical and manufacturing expertise of the group to provide a comprehensive range of tested and certified solutions for light steel frame construction – all from one supplier.

With 60 – 120-minute fire resistance options, this approach mitigates risk because these integrated systems have been tested and assessed for compliance with the latest regulations and standards, to ensure robust and reliable performance. Design performance is achieved using combinations of boarding and insulation and only tested configurations are available for selection.

Recently presented with Best External Product trophy at the Housebuilder Product Awards, Thrubuild® is an all-in-one non-combustible certified system exploiting the latest products, technical know-how and manufacturing excellence of the combined Etex team. Providing crucial safety, time and cost benefits, the Thrubuild® range has multiple loadbearing applications for low and medium rise developments and can be used for external or internal walls together with internal and separating floors.

In addition to the Thrubuild® loadbearing range, we have researched and developed Thruwall® – fully engineered custom-designed non-loadbearing infill systems manufactured offsite and supplied as a certified kit of parts that can be used with concrete and steel main frames.

Following the outstanding success of Thruwall® – EOS has taken factory prefabrication and preassembly to another level. Developed and rigorously tested, Pre-Assembled Frames (PAF) are an evolution of Thruwall® which is delivered to site as a unitised non-loadbearing infill system encapsulating light steel framing and external sheathing. Both Thruwall® and PAF systems are suitable for buildings with a height of more than 18 metres.
